Pumping and cleaning are not the same thing. A pump-out removes most of the solids. A thorough cleaning removes biofilm buildup on tank walls and the sludge that settles in corners and under baffles. For older tanks that have not been maintained properly or have been neglected, cleaning makes a real difference.
We do both: pump-out to remove the bulk of the waste, then high-pressure cleaning to remove the biofilm layer that accumulates on tank walls over time. This is especially important for SFA area rental properties that have gone years between services, and historic homes on the east side of Nacogdoches with decades-old tanks.
A standard pump removes liquid and the loose sludge. A thorough cleaning breaks up and removes the biofilm, grease, and compacted solids stuck to tank walls. If your tank has not been pumped regularly, or if you are experiencing slow drainage despite recent pumping, the biofilm buildup is likely the culprit.
Signs you need cleaning beyond routine pumping: drain field still struggling after a recent pump-out, persistent slow drains despite the tank being emptied, or a tank that has gone five or more years without service.
We pump the tank completely first. Then we get inside (or use high-pressure equipment if entry is not safe) to scrub and rinse the walls, removing the accumulated biofilm. Finally, we pump again to remove the debris we have stirred up. The result is a tank that functions at full capacity again.
It takes longer than a standard pump-out, but for neglected tanks it is worth it.
